Silverthorne Announces Developer for Smith Ranch workforce housing
Silverthorne, Colorado – January 15, 2018 – Please join us for the third Community Open House and Preliminary PUD Community Meeting on the development of the Smith Ranch properties. Compass Homes Development is proposing the first draft of the Smith Ranch PUD, which will establish the zoning and density for the Smith Ranch Properties.

October 23, 2017 – Following design team interviews by a committee made up of Town of Silverthorne staff, Town Council members and citizens, Silverthorne announces that local firm Compass Homes Development, LLC. has been selected as the developer for Smith Ranch.
Compass Homes Development has extensive experience in working with the Town of Silverthorne and has 20 years of experience in Summit County including many workforce and market rate neighborhoods. The integrated Compass Homes Development team is comprised of Arapahoe Architects, REVEAL, Mary Hart Design, Norris Design, McGraphix Creative and Ten Mile Engineering.

Anticipated to break ground in spring 2018, Silverthorne officials estimate 180-200 deed-restricted dwelling units can be accommodated on the residential portion of the 62.7-acre Smith Ranch property. To help meet community housing needs identified in the Summit County Housing Needs Assessment, the Town is planning for a combination of condos, town homes, duplex/triplex and single-family homes, which will be owner-occupied by residents who work at least 32 hours per week in Summit County.

FAQ - Smith Ranch Work Force Housing Development
Is Smith Ranch part of the Town of Silverthorne? Yes, the Town of Silverthorne purchased the Smith Ranch in two pieces, the first in 2008 and the second in 2013. Smith Ranch will be on the Town’s water/sewer system and the roads will be maintained by the Town’s Public Works department.
How big is the property? 62.7 acres in total. 51.5 acres for housing, and 11.2 acres for commercial.
Who will develop the property? Following design team interviews by a committee made up of Town staff, Council members and citizens, local firm, Compass Homes Development, LLC., was selected as the developer of Smith Ranch.
What type of housing will be available? The Town estimates that between 180 and 200 deed-restricted dwelling units can be accommodated on the residential portion of the Smith Ranch property. Units will be owner-occupied by residents who work at least 32 hrs. per week in Summit County. The developer is looking at a combination of condos, town homes, duplex/triplex and single-family homes.
Will the developer consider the wildlife on Smith Ranch? Yes…this has been a key topic at Open Houses. The review process will follow all Town regulations, and wildlife migration is always something to be considered. Policy LU 5.10 of the Town's Comprehensive Plan states: “work with the appropriate state and federal agencies to preserve and improve fish and wildlife habitat and to ensure that new developments minimize any adverse impacts on wildlife habitat breeding areas, and migration routes in and adjacent to Silverthorne’.
What type of public input will be solicited? The first community open house was held in June 2017 and the second open house is scheduled for October 2017. The developer will likely hold additional open houses as the design takes shape so that the neighborhood will reflect the needs of the citizens.
What is the history of the project?
November 2008 Town of Silverthorne purchases the 51.5 acre parcel referred to as the Smith Ranch, as a land-banking opportunity for the future development of a workforce housing neighborhood.
August 2013 Silverthorne Urban Renewal Authority purchases the 11.2 acre parcel known as Smith Ranch Commercial, located at the intersection of HWY 9 and Ruby Ranch Road, as a key property for the Town’s ongoing economic development efforts.
May 31, 2017 The Town issues a Request for Proposals (RFP) to development teams for the master planning, design and construction of a workforce housing neighborhood on the Smith Ranch properties. The Town estimates that between 180 and 200 deed-restricted dwelling units can be accommodated on the residential portion of the Smith Ranch property.
June 19, 2017 A Community Open House regarding Smith Ranch and housing options for Silverthorne is held at the Pavilion, with comments and suggestions solicited from attendees
August 1, 2017 A committee made up of Town staff, Council members and citizens interviews design teams and selects local firm, Compass Homes Development, LLC., as the developer of Smith Ranch.
October 26, 2017 Second Smith Ranch Community Open House is held at North Branch Library: 651 Center Circle, Silverthorne, CO 80498, 4:30 p.m. – 6:30 p.m.
January 31, 2018 Third Smith Ranch Community Open House is planned at the Silverthorne Pavilion: 400 Blue River Parkway, Silverthorne, CO 80498, 4:00 p.m. – 6:00 p.m.
