Building in Silverthorne
A building permit is issued by the Town of Silverthorne and authorizes the proposed scope of work. Building permits are required for new construction, additions, remodels, change of use, decks, structural repairs, and other projects, as every project is unique. The Town of Silverthorne Community Development Department works with the Summit County Building Department to perform building code plan review and field inspections. The Town's Planning, Engineering, and Water and Sewer Departments review building permits and conducts field inspections per Town Code.
What work requires a Permit?
- New residential and commercial buildings
- Storage sheds larger than 120 sq. ft.
- Additions, remodels, tenant-finish work, structural alterations, foundation work, decks and deck replacements, fireplaces/fire pits, hot tub/spas, garages, window replacements, fences over 7 feet tall, and more.
- Furnace installations or replacements
- Electrical, plumbing, or mechanical work
- Demolition of residential or commercial buildings or structures
- Cutting or excavating of roads
- New or replacement water and sewer lines
- Reroofs: Permits are not required unless the structure of the roof is being modified. If the reroof project is commercial, email the roof color and material to the Planning Department for approval.
- All projects are unique, so please email us if you are unsure what requires a permit.
Important Building Permit Information
- If working with a general contractor, the general contractor must pull the building permit.
- If you are building your own house and acting as a homeowner builder, you will pull your building permit, and a business license is not required (unless the owner is listed as LLC or Trust).
- If you are being paid to do work for someone else, you must be licensed with the Town.
- If building your own home, you are obligated to fulfill the same responsibilities as a professional contractor, including knowledge of and complying with all requirements of the codes.
- The building plans, inspection card, and plan notes, must be printed in color and available on the job site for the inspector at each inspection. If either the inspection card, plan notes, or the approved plans are not on-site and accessible, the inspection will not be performed, and a $65 reinspection fee may be assessed.
Business Licenses for Contractors
All contractors and subcontractors, (other than homeowner/builders) must obtain a Town of Silverthorne Business License. The Town of Silverthorne does not require contractor licensing. Business licenses are required to be renewed annually by Dec. 31.
Plumbing contractors must provide a copy of their master’s license as well as a contractor’s license issued by the State of Colorado.
