Plan reviews are performed on a first-in, first-reviewed basis. The time for the review process will vary with the department’s workload, type of project, completeness, and quality of the plans submitted.
Plan Review By Department
- Town of Silverthorne Planning Department collects all permit fees, reviews building permit plans per the Town Code, and performs the final Certificate of Occupancy (CO) inspections to ensure the home was built in accordance to plans.
- Town of Silverthorne Engineering Department reviews building permits for compliance with Engineering Standards and applicable Codes.
- Town of Silverthorne Water and Sewer Department reviews building permits for compliance with Town Utility Standards and applicable Codes.
- Summit County Building Department reviews plans and performs inspections for the Town of Silverthorne based on the Building Code most recently adopted by the Town.
Revisions
If there are items which are incomplete or incorrect, you may be asked to revise and resubmit the plans for additional review. It may take several days before the plans examiner can evaluate the re-submittal.
- Email the revision and affidavit/transmittal letter to buildinginfo@silverthorne.org.
- Revisions should be submitted as updated individual sheets, not as a new set of complete plans.
- Revisions should be clouded and labeled numerically in the revision block with a date accompanied by a Transmittal Letter or Affidavit List of Changes signed by the Architect. Revise all sheets that are impacted by the design change.
- Once the plan changes have been approved, the contractor is responsible for printing and attaching the revisions to the approved set of building permit plans in the field.
When Town of Silverthorne (Planning, Engineering, Water/Sewer Department) review is required:
- Examples of changes that may require Town review (this is not a complete list):
- Site Plan / Exterior Changes
- Any and all changes to the civil or architectural site plan
- Site, landscape, utility, snow storage, grading, or drainage changes
- Ground-mounted mechanical equipment
- Exterior lighting
- Pavement, driveway, drive aisle, or parking changes
- Construction management changes
- Building Changes - Exterior
- Colors, materials, exterior finishes
- Exterior lighting, window, door, patio, or balcony changes
- Roof design or rooftop mechanical
- Building footprint or height changes
- Building Changes – Interior
- Floor plan changes
- Bedroom or bathroom changes
- Change of use
When Summit County Building Department Review is required:
- No TOS approval is required, if the plan change is building code-only:
- Building, Mechanical, or Plumbing code changes
- Structural changes with no Town of Silverthorne impact
- ALL Electrical changes go directly to the County
